What Do House Plans Look Like?

What should a set of plans (aka blueprints) look like?

Trick question! There is no standard way that a set of plans should look.

Each architect or designer has their own style.

At Meldrum Design, each set of plans is customized to the individual project.

What’s included in a plan set depends on:

  • client preferences

  • my trust in the contractor

  • permit requirements

  • the type of project (residential or commercial, new build or renovation, high performance or not, etc)

Here’s what may be included in a Meldrum Design plan set:

(I’m so nervous to show these because my drawings are always changing, but what’s life without a little risk? 😁)

Not shown above:

  • Demolition Floor Plans

  • As-built Floor Plans

  • 3D Model

  • Assembly Details (clarifying waterproofing, insulation, air control layers, etc)

Also… Depending on the project, I may include:

  • Interior Design (material recommendations and/or drawings)

  • Construction Administration (site visits during construction)

And… Commercial or Multi-Family Residential Projects may require:

  • Life Safety Plan

  • Fire Rating Details

  • ADA Details

  • Cabinet (Built-in) Elevations

One Last Thing…Consultants may need to provide a few more drawings:

  • Structural Engineer (I don’t make structural recommendations)

  • Surveyor

  • Energy Consultation (aka. Title 24 or ResCheck or CommCheck)

  • Building Scientist

  • Civil Engineer

  • Mechanical Engineer

  • Environmental Engineer

That’s it! Easy, right?!
